OKCREAL complies fully with the federal Fair Housing Act and the Oklahoma Fair Housing Law. We do not discriminate based on race, color, religion, sex, national origin, familial status, disability, or age. Every applicant is screened against the same written criteria, in the order applications are completed.

Housing vouchers are welcome. If you hold a Housing Choice (Section 8) voucher, our income standard applies only to your share of the rent — see Section 5.
1. Find your home at okcreal.com. Every listing shows the rent, the standard deposit, and the income needed to qualify — no math surprises.
2. Tour it. We offer guided showings and verified self-tours on most homes. Self-touring takes a quick one-time identity verification (a photo of your government ID and a selfie match) — about a minute, and it carries over to your application. Some premium homes have additional tour verification steps, shown on the listing.
3. Check the math before you pay anything. Our standard is verified gross income of at least 2.5× the monthly rent (your share, if you have a voucher). Short of 2.5× but at or above 2.0×? You can still qualify with a co-signer or an adjusted deposit — see Section 5. Below 2.0× on a particular home, that home will be declined — but tell us your range and we'll point you at OKCREAL homes that fit.
You never have to apply just to find out the rules. They are all right here, and you can call and ask us anything before you pay a cent.
The application saves as you go. If you get stuck, a real person will reach out within one business day to help you finish — no charge, no obligation.
On most OKCREAL homes we do not pull credit at all. We qualify you on verified income, rental history, and public court records instead — so thin credit, no credit, or past medical collections are not part of that screen.
Some property owners do require a credit report for their own properties. Where that applies, it is stated on the listing before you apply, and if a credit report affects the decision you receive a written notice of your rights under the Fair Credit Reporting Act (see Section 9).

Having a record does not automatically mean no. Nobody here is allowed to turn you down just because something shows up. Someone on our team reads it and asks three things: what happened, how long ago, and what has changed since.
A few serious things are a no — being on the sex offender registry, manufacturing drugs, and violent offenses in roughly the last seven years since release. Outside of that, older records and less serious ones get approved all the time.
So apply, and tell us about it in your own words. Finishing a program, holding a steady job, and landlords who will speak well of you all count in your favor. On homes with government assistance there are federal rules we are not allowed to bend, but everywhere else we are looking at the whole person.
Having no credit history (on homes where credit is not checked) · being a first-time renter · paying with a voucher, benefits, child support, or alimony · eviction filings that were dismissed or that you won · arrests that never became convictions · sealed or expunged records · old judgments you've satisfied · a prior landlord who never called us back · asking for a reasonable accommodation or having an assistance animal · being a survivor of domestic violence · your age, your kids, your church, your country of origin, or anything else the law protects — and anything not written on this page.
If a decision letter ever cites something from this list, contact us immediately — that's an error and we will fix it.
Tell us the truth, even when the truth is complicated. An eviction from four years ago explained up front reads completely differently than one we discover. Honest mistakes — a typo, a wrong date, a landlord's old number — get fixed and cost you nothing. Fabricated identities, doctored pay documents, or applying under someone else's name end the application immediately and permanently.
You get a written notice telling you where the information came from — for example Oklahoma court records, or a past landlord. A federal law called the Fair Credit Reporting Act gives you two rights we want you to actually use: ask us for a free copy of that information within 60 days, and challenge anything that is wrong with whoever reported it. If a court record or a reference about you turns out to be wrong, get it fixed and tell us — we will look at your application again.
First finished, first considered. We work applications in the order they are completed, and the first one that meets these guidelines gets the home. If someone beat you to it, that is not a denial, it does not count against you later, and we will show you similar OKCREAL homes or add you to the waitlist.
Welcome on eligible homes. Income standard applies to your share of rent only. We handle the PHA packet after screening — voucher paperwork never slows your decision.
Reasonable accommodations may be requested at any time, in any words. Assistance animals (service and emotional support) are not pets: no pet rent, no pet deposit, no breed or weight limits. We may request documentation only where the need isn't apparent, within HUD guidance.
Being a survivor never counts against you. If something on your record was caused by an abuser — damage they did, or a court case they started — we set it aside, as the Violence Against Women Act requires. Tell anyone on our team. It stays confidential.
PCS orders, BAH, and military pay verify like any income, and your Servicemembers Civil Relief Act rights are honored in every lease. Thank you for your service — from a veteran-led company.
