These Terms of Service ("Terms") govern your use of okcreal.com, our rental alert service, our property management services, and any other services operated by OKCREAL LLC ("we," "us," or "our"). By accessing our website, submitting a form, applying for a rental, or communicating with us, you agree to be bound by these Terms. If you do not agree, do not use our services.
OKCREAL LLC is an Oklahoma-licensed real estate brokerage and property management company (Oklahoma Real Estate License #200049) offering:
You must be at least 18 years old to use our services or submit a rental application. By using our services, you represent that you meet this requirement and that all information you provide is true, current, and complete.
If you create an account (tenant portal, applicant account, etc.), you are responsible for maintaining the confidentiality of your login credentials and for all activity under your account. Notify us immediately at support@okcreal.com if you suspect unauthorized access.
Program description: OKCREAL LLC may send you text messages related to rental alerts, tour confirmations, application updates, tenant services, and customer support — but only when you have specifically opted in to receive them.
Consent is optional: You are not required to consent to receive text messages as a condition of using our website, signing up for rental alerts via email, applying for a rental, or receiving any other service from us. SMS consent is separate from any purchase or service transaction.
Opt-in methods: You can opt in by checking a clearly-labeled SMS consent box on our signup forms, by replying YES or START to a confirmation text, or by providing explicit consent in writing or by phone.
How to opt out: Reply STOP to any message to unsubscribe. You will receive one final confirmation message. Reply HELP for assistance, or contact support@okcreal.com / 405-256-2156.
Message frequency: Varies by category. Rental alerts are sent only when new matching properties become available. Tour confirmations are sent when you schedule a showing. Expect anywhere from zero to several messages per week depending on your activity.
Cost: Message and data rates may apply based on your mobile carrier plan. OKCREAL LLC does not charge a fee for text messages, but your carrier may.
Carriers: We support all major US carriers. Carriers are not liable for delayed or undelivered messages.
Privacy: Your phone number and SMS opt-in consent will never be shared with third parties or affiliates for their marketing or promotional purposes. See our Privacy Policy for complete SMS data handling details.
OKCREAL LLC complies with the federal Fair Housing Act and Oklahoma fair housing laws. We do not discriminate in the rental of housing on the basis of race, color, national origin, religion, sex (including gender identity and sexual orientation), familial status, or disability. All rental decisions are based on published qualification guidelines including income verification, credit history, rental history, and criminal background (reviewed on a case-by-case basis consistent with HUD guidance).
Submitting a rental application does not guarantee approval. Applications are processed on a first-come, first-served basis based on completeness. Application fees, if any, are disclosed at time of submission and cover the actual cost of credit and background screening. Applications are reviewed against our published qualification guidelines. We reserve the right to deny any application that does not meet those guidelines, consistent with fair housing law.

Our services and website are provided "AS IS" and "AS AVAILABLE" without warranties of any kind, express or implied. We do not guarantee that the site will be uninterrupted, error-free, or secure, or that property listings are always current (listings may change rapidly). Property photos and descriptions are intended to be accurate but may not reflect final condition; always visit in person before committing to rent.
To the maximum extent permitted by law, OKCREAL LLC and our officers, directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages (including lost profits, lost data, or business interruption) arising out of or related to your use of our website or services. Our total liability for any claim arising from these Terms shall not exceed the amount you paid us in the 12 months preceding the claim (or $100, whichever is greater). Some jurisdictions do not allow these limitations; in those jurisdictions our liability is limited to the smallest amount permitted by law.
You agree to indemnify and hold harmless OKCREAL LLC from any claims, losses, damages, liabilities, and expenses (including reasonable attorney fees) arising from: (a) your violation of these Terms, (b) your misuse of our services, or (c) your violation of any law or third-party rights.
These Terms are governed by the laws of the State of Oklahoma, without regard to conflict-of-law principles. Any dispute arising from these Terms or our services shall be resolved in the state or federal courts located in Oklahoma County, Oklahoma, and you consent to the personal jurisdiction and venue of those courts.
We may update these Terms from time to time. Material changes will be posted on this page with an updated "Last updated" date. Your continued use of our services after changes become effective constitutes acceptance of the updated Terms.
